Raipur
Sai Enclave Phase 3 opened bookings in January. 2 BHK at 1050 square feet for ₹31.2 lakhs. Has a tiny gym and some grass for kids. Nothing fancy but solid.
I talked to a man living in Phase 2 next door. He said maintenance comes to about 1900 monthly. Water runs fine even in summer. Builder fixed his leaking tap within two days. Good sign.
Balliwala
Vardhaman Greens has 3 BHK at 1350 square feet for ₹47.5 lakhs. Only four left as of last week. The agent showed me booking records. They move fast at this price.
Road outside gets dusty in summer. But schools and small shops are within walking distance. Families with kids live here mostly.
Patel Nagar
Anand Lok Apartments is older. Built in 2018. One 2 BHK resale available at 1080 square feet for ₹29.8 lakhs. Needs fresh paint and kitchen cabinets fixed. But you can move in right away.
Talked to a woman on the ground floor. She said society is quiet. No drama. Maintenance around 1500 monthly. Parking can get tight on weekends when visitors come.
If it is just you or you and your partner, smaller works fine. A 1 bhk flat for sale in Dehradun costs between 20 and 36 lakhs depending on where you look.
Green Valley Heights we saw already. 650 feet for 22.5 lakhs. Good option if you want new construction.
There is also an older building near Raipur chowk. One 1 BHK available at 19.2 lakhs. 580 square feet. Third floor no lift. Needs some work but price reflects that. Owner moving to Canada wants quick sale.
For a 1 bhk flat in Dehradun for sale ready to move, Patel Nagar has a few. One at 21 lakhs with basic kitchen done. No waiting for construction to finish.
A 2 bhk flat for sale in Dehradun is what most people end up buying. Space for kids or guests. Room to spread out.
Sai Enclave in Raipur at 31.2 lakhs felt decent when we walked through. Bedrooms not huge but fine. Living room gets good light afternoon. Balcony overlooks the street so some noise but bearable.
Riverfront Residency on Sahastradhara at 34.9 lakhs feels more premium. Tiles better quality. Kitchen has more cabinet space. Gym equipment actually works which is rare.
If budget is tight, look at resale. Patel Nagar option at 29.8 lakhs needs work but you save 5 lakhs compared to new. That pays for renovation and still leaves money left.
Harder to find but not impossible. 3 bhk flats in Dehradun for sale within this budget exist if you look at developing areas.
Vardhaman Greens in Balliwala at 47.5 lakhs we saw. 1350 square feet. Third bedroom smaller than others but works for kids or as office. Residents we spoke said society is peaceful. Maintenance 2200 monthly.
Sunrise Heights in Chukkuwala has 3 BHK at 1280 square feet for 45.2 lakhs. No lift so keep that in mind if you have elderly parents. Possession August 2026. Builder seemed honest but always verify.
These go quick. If you find one you like, visit within a few days. Waiting a week can mean losing it.

From Balliwala to ISBT bus stand is 15 minutes if traffic normal. To Railway Station about 22 minutes. Synergy hospital 10 minutes.
Raipur to Pacific Mall takes 12 minutes. Doon International school about 8 minutes from most projects.
Sahastradhara Road to airport takes 35 to 40 minutes. Longer but you get cleaner air and better views. Many IT people choose this even with longer drive.
Patel Nagar to Clock Tower is 7 minutes. Hospitals and markets walkable from most buildings here.
Visit twice. Once on weekday morning to see water pressure and light. Once on weekend evening to check noise and parking.
Talk to at least three residents. Ask specific things. Does water run proper in summer? Do maintenance charges increase every year? Does builder fix things fast?
Verify Rera number online. Takes two minutes. If project not registered, walk away. Not worth the risk even if price tempts.
Check loan amount before finalizing. Banks give up to 80 percent for properties under 50 lakhs. For a 30 lakh loan at current rates, EMI works out to about 24,000 monthly for 20 years.
